DISABILITY STATEMENT

APPROACH
Caeiago is set in unlit countryside and the house is positioned on the left hand side of a country road; half a mile out of Ffarmers village.

PARKING
The car park is has ample parking for ten cars and is situated 25 metres past the house on the left hand side. The surface is uneven and covered with gravel. There is no actual lighting in the actual carpark other than the light thrown from the house. Guests and luggage can be dropped off and collected from the garden gate.

APPROACH TO MAIN ENTRANCE
The front door is reached via a concrete path with a narrow garden gate coming off the road. There is one step to get into the house from the path.

ENTRANCE HALL
The entrance hall has vinyl flooring with several doormats at the approach to each room and there is adequate overhead lighting.

BREAKFAST / DINING ROOM
This is located on the ground floor to the right of the front door. There are two oval tables for guests with sturdy armless chairs. The floor is carpeted and ample overhead lighting. Guests are served at the tables.

LIVING ROOM
This is located on the ground floor to the left of the front door. It is carpeted and has overhead lighting plus two floor lamps at either end of the room. There are two large settees and three armchairs with a coffee table in the centre where guests are served teas and coffees and afternoon tea.

GUEST BEDROOMS ( In the house)
All bedrooms are situated on the first floor accessed by a flight of carpeted stairs with a handrail on the left hand side.

At the front of the house there are two 3 bedded rooms to the lest and right of the carpeted landing with a small bathroom at the end between them.

At the back of the house there are two twin bedded rooms to the left and right of the landing and three carpeted steps ( with a hand rail on the left ) take you down to another twin bedded room.
All guest bedrooms are carpeted and have standard size single beds with headboards. The beds are covered with a duvet and all have two pillows. There is a bedside table and lamp beside each bed and a communal dressing table and wardrobe.

All plugs are waist level and there is a kettle, hairdryer and radio alarm clock in each room and all have ample overhead lighting.

A step takes you from the bedroom into the ensuite shower room ( except for the two bedded room situated down the small flight of steps which is all on the same level. ) The shower rooms are all made up of a toilet, pedestal wash basin and a corner shower with a sliding door. Each shower room is kitted out with shower mats, toilet mats, hand towels, and have a plentiful supply of toilet paper, shower gel and hand soap.

GUEST BEDROOMS (In the new accommodation block)
About 20 metres from the house there is a new accommodation block with two more twin bedded, ensuite guest rooms on the ground floor. These are situated to the front of the building accessed straight from the concreted driveway.

Both bedroom are furnished and equipped in the same way as the other bedrooms inside the house apart from the fact that they have laminated flooring with occasional mats, a front opening shower door and are all on the one level.

GAMES ROOM AND SHOP
The games room and shop are situated on the first floor at he front of the new accommodation block and are accessed via twelve metal steps with a handrail on the right hand side with an outward opening door at the top.
A laminated entrance takes you to the games room ahead and a small shop area to the right.
The games room is carpeted and has ample overhead lighting. There is seating and furniture around the sides and a pool table and table tennis table in the centre.
The shop has laminated flooring and ample overhead lighting and all stock for sale is either hung or presented on the counter around the edge.

OTHER INFORMATION
There is a regularly maintained fire alarm system throughout the house and new accommodation block with ceiling mounted smoke detectors and emergency lighting in all the appropriate places.
Caeiago is not suitable for wheelchair use.
